Fully Managed Service  
14.4% including VAT
Withdrawal from an Agreed Offer. To cover following administration fees:
 - Referencing      £75.00 including VAT
 - Drafting of contract£150.00 including VAT
Sales Commission if Tenant purchases the Property 1.75% of the purchase price including VAT
Tax retention for a non-resident landlord per quarter: £250.00 including VAT
Optional Add On Services
Attendance at Court or a tribunal on behalf of the Landlord£500.00 including VAT plus, the reasonable costs and expenses of Garton Jones.
Duplicate statements provided to the Landlord or his accountant for the statements covering all or part of the tax year. £300.00 including VAT  


Letting Only Service
9.6% including VAT
This fee is charged of the rent paid for the first two years of the tenancy. Payment of six months in advance due at the beginning of the tenancy with remaining letting fees to be invoiced six monthly in arrears providing the tenant is still renting the property.

Client Accounting Procedure



We have a separate client account solely for the use of client money, these account details are as follows:

All client money, including mixed remittances, is paid into the client account within three working days of receipt.

We do not accept cash.

We are transparent with our fees and commissions they are detailed in our terms of business, fees for our firm and these monies are paid out of the client account at least once a month.

If there are any unidentifiable transactions then they will be allocated as unknown in our software and treated as client money until other wise confirmed.

Bank statements are uploaded to the client accounting system, and payments into the account are allocated to an individual tenant/company/landlord. If any transfers are not identifiable then they will be allocated as “unknown” and treated as client funds until deemed otherwise.

The client account is properly designated, and beneficial owners of any money in this account are easily identifiable.

A reconciliation is carried out at least once a month.

All client money held in the client account is available on demand to clients without delay.

No interest is earned on this account or client monies.

Bank charges for the month will be reimbursed through the agency fees collected before funds are transferred.

Payments into the client account are limited to clients money, and any amounts required to be paid by Garton Jones firm in order to restore in whole or part any money withdrawn against guidelines.

All payments out of the client account will be made promptly and within no more than twenty-eight days of becoming due unless otherwise communicated to the client.

Chris Garston is signatory on the account and in the event that there is not an accounts member of staff working Chris Garston is able to authorise or make appropriate payments, along with having the only other banking login with the capacity to key, import and authorise transfers.
